I’m a Leeds local with a real passion for property and enjoy helping people move and buy their dream home in what can sometimes be a very stressful time in their life. I have over 25 years experience working in the property industry in various roles including conveyancing, high street estate agency, mortgages as well as running a small lettings agency. I am a kind, helpful, friendly and honest person by nature so along with these invaluable experiences, I can provide you with an exceptional and dedicated level of personal service that will exceed your expectations.

I will be your one point of contact from doing the market valuation, carrying out viewings, dealing with offers and managing the sale through to completion. No more being passed from pillar to post and ready to take a call on an evening or weekend. I will always work with your best interests at heart whilst keeping you in the loop every step of the way.

I provide stunning photography, videography, drone photos and a great property description to really make your property stand out. Your property is listed on Rightmove,
Zoopla, On the Market as well as social media channels and on the website. I also work closely alongside a trusted team of mortgage advisors, conveyancers/solicitors and surveyors to provide an excellent all round service to both buyers and sellers.

As a self-employed estate agent, I am highly motivated and work so much harder than a traditional agent to sell your home at the best possible price and ensure the transaction goes through as smoothly as possible. In an industry that is all about trust, I am very proud to join Lauren and Janet who both have extensive property knowledge and exceptional reputations in the local area.

As part of my service, I also offer a 'Buyers' service to help you find your perfect property both on and off market which is completely free of charge. I often provide in-depth property data to my vendors (and local investors too) on properties they are looking to buy which helps them make an informed decision before making an offer.

So now the storm has calmed down, I just wanted to say a great big thank you to Nicola Ramsden. I’ve been at my house 2 weeks now after a rocky move day. Nicola was a fantastic support especially on move day and actually visited me in person whilst trying to sort out late enquiries from the buyers solicitor when my house contents were being loaded into the vans ! Nicola was there 24/7, right from the valuation, through to after the move, the process was explained in layman’s terms , really easy to understand, she was there whenever I needed her , whilst juggling sales of several other properties, No other estate agent calls you at 8pm at night to give positive feedback or support when things weren’t going quite right , Nicola was there to take my calls when things got a bit stressful , or answer a simple question, nothing was too much for her, something that you wouldn’t get from a high street estate agent. You do a fantastic job Nicola ! I Will recommend you to other Buyers / Sellers Also not forgetting Nicola’s sidekick, Zoe Watt conveyancing solicitor Using Zoe made everything streamlined so we were all singing from the same hymn sheet. I sold my house with Nicola at the Home Movement and she was brilliant! With traditional estate agents you have to wait for office opening hours to get in touch with someone, end up on hold and having to wait half a day for someone to get back to you. With Nicola I could drop her a WhatsApp message with any questions at any time - evenings and weekends - and she would respond promptly. She kept us informed every step of the way, and because she is the one point of contact, she knew everything that was going on with my sale. Her recommended conveyancer and EPC man were also fab. I think her modern approach of using drone video footage and social media really helped the get my house noticed. We had 8 viewings booked for the week after it was live on the market and 3 offers. Quick and straightforward sale! All completed in about 3 months! Couldn't be happier :) Highly recommend. Cost was the same as traditional estate agent and I feel we got so much more!!

I would highly recommend Nicola at Home movement her service is outstanding and she gives her clients 110%. We put are house on the market in February 2024 with another high street estate agent the service was poor with little or no feedback, multiple staff doing the viewings, we had problems contacting the person that was dealing with the sale of the house and in 7 months had 9 viewings. We then decided to go with Nicola and the difference in customer care was amazing, Nicola is always available and is 110% dedicated in selling your house, Nicola does all the viewings and knows all the details about the house, immediately giving you feedback and in 3 weeks Nicola had got more people through the door than the previous estate agents and we had two offers and the house sold. It was quite a tricky exchange but with Nicola guiding us and Zoe Watt the solicitor who was also amazing throughout we got there. We can’t thank Nicola enough.

We first met Nicola from The Home Movement when she showed us around a property we were interested in buying.
